About Agincourt Mall Redevelopment
Updated October 11, 2026
Agincourt Mall Redevelopment is a condo development by North American Development Group at 3850 Sheppard Ave E in Scarborough. Plans call for 4,372 suites over 43 storeys. Sales have not launched yet, and registration is open for first access.
Agincourt Mall at 3850 Sheppard Avenue East, on the northwest corner of Sheppard and Kennedy in Scarborough, is approved to become a new mixed-use neighbourhood. North American Development Group (NADG) plans about 4,372 homes on the 26-acre site, in towers of up to 43 storeys, with roughly 24,000 m² of shops, 10,000 m² of offices, community space and two public parks. 272 of the homes are to be affordable rentals.
The first phase, on Block 7, is a 42-storey and a 26-storey tower on a six-storey podium with 659 homes and a new urban-format Walmart at its base. NADG filed the Phase 1 site plan in 2022; no condo sales launch or construction start has been announced.
The mall is replaced in stages rather than all at once: Walmart moves to an interim store during Phase 1, and No Frills stays open until its new store is built. Agincourt GO Station on the Stouffville line is about 525 m from the site.
See the Agincourt Mall redevelopment page for the full plan, the City's planning files and the timeline. Register with Royale Realty to hear first when Phase 1 condos launch, with floor plans and VIP pricing.
