Trend data is still accumulating. Our price-history series began capturing daily snapshots recently, so there is not yet a statistically meaningful window to report price increases versus decreases (902 snapshots recorded so far). Rather than estimate a trend line we don't yet have, this section will populate as history builds — the index deepens every day it runs.
Price per square foot
Methodology & sources
- Source data. Computed from Royale Realty Brokerage's live database of 2,841 active GTA pre-construction projects. Soft-deleted and archived records are excluded.
- Starting price. The lowest published price for a project, taken from the structured starting-price field where present and otherwise parsed from the project's advertised price. Values outside $150K–$25M are treated as data errors and excluded.
- City medians. Reported only for cities with at least 8 priced projects, to avoid publishing noise from small samples.
- No fabricated trends. Price-movement and $/sq ft figures appear only when the underlying series is large enough to support them.
