About Magical Malvern Condos

Updated October 11, 2026

Magical Malvern Condos is a condo development by Davpart at 31 Tapscott Rd in Scarborough. Plans call for 894 suites. Sales have not launched yet, and registration is open for first access.

Magical Malvern Condos is the first phase of DavPart's proposed redevelopment of Malvern Town Centre at 31 Tapscott Road in Scarborough, at Tapscott and Neilson roads. Phase 1 is two towers of 42 and 43 storeys with 894 homes on the mall's southeast parking lot, as resubmitted to the City in April 2025.

The wider master plan proposes 13 towers of 8 to 43 storeys with about 6,829 homes, central parkland and land set aside for a future Eglinton East LRT. Under the plan the mall would be replaced in phases over many years; Phase 1 uses only the parking lot, so the mall stays open while it is built.

The application has not been approved. In June 2025 DavPart appealed to the Ontario Land Tribunal because the City had not decided within the legal time limit, and the case (OLT-25-000513) is still before the Tribunal. No sales launch has been announced and no prices have been released.

There is no subway, LRT or GO station nearby today; TTC buses serve the site. See the Malvern Town Centre redevelopment page for the City's planning files and the timeline, and register with Royale Realty to hear first when Phase 1 launches.
