About River and Fifth Condos
Updated October 11, 2026
River and Fifth Condos is a condo development by Broccolini Construction Inc. at 5 Defries St in Toronto. Plans call for 580 suites over 37 storeys. Suite sizes range from 341 to 1,401 sq ft. The builder lists it as sold out; occupancy was originally scheduled for 2024.
River & Fifth is Broccolini's 580-suite condominium at 5 Defries Street in Toronto's Downtown East, overlooking the Lower Don Valley a couple of blocks from Dundas Street East and River Street. It was Broccolini's first high-rise in Toronto, designed by Graziani + Corazza Architects with interiors by U31. The City approved it as a 37-storey tower with an attached 11-storey wing over a 4-storey base; Broccolini describes it as 41 storeys.
Suites run from 341 sq ft studios to 1,401 sq ft three-bedrooms, with townhomes along Defries Street. About 25,000 sq ft of indoor and outdoor amenities include a 12th-floor podium terrace with a pool and shaded cabanas, a party lounge with a fireplace that opens onto an outdoor terrace, a fitness area with a ballet bar and a boxing gym, a kids' game room and a co-working space. A new park space runs along the south edge of the site, and parking is in a four-level underground garage.
Suites launched in 2019 from the $400,000s. The building is complete and sold out by the builder, so homes at River & Fifth now change hands as resales and rentals. The Don Valley Trail, Corktown Common and Riverdale Park are all within about five minutes.
