About Westside Mall Condos

Updated October 19, 2026

Westside Mall Condos is a condo development by SmartREIT at 2400 Eglinton Ave W in York. Plans call for 3,971 suites. Sales have not launched yet, and registration is open for first access.

Westside Mall Condos is SmartCentres' plan to turn Westside Mall at 2400 Eglinton Avenue West, at Eglinton and Caledonia in York, into a transit-oriented neighbourhood beside Caledonia Station. City Council approved the site-wide Official Plan amendment and the first building's rezoning in June 2024, and the Phase 1 zoning by-law took effect in November 2024.

The first building is a 35-storey mixed-use tower with 397 homes over street-level retail at the southwest corner of the site. SmartCentres' master plan shows eight towers of 24 to 60 storeys and two 8-storey mid-rises with about 4,045 homes and a public park, built in phases; the approved policy allows up to eight tall buildings. SmartCentres has not said which buildings will be condos or rentals, and no sales launch has been announced.

The mall keeps operating as the site is redeveloped, and a grocery store must stay on site throughout, with a new store of about 4,000 m² planned. Caledonia Station on Line 5 Eglinton opened beside the site in February 2026, and a Caledonia GO station on the Barrie line is under construction next to it. Turner Fleischer Architects designed the plan.

See the Westside Mall redevelopment page for the City's planning files and the timeline, and register with Royale Realty to hear first when the first building launches.
