Deposits on a freehold home
Freehold townhome and detached builders in York usually collect the deposit in a short ladder, often 10 to 20 percent across a handful of instalments in the first year, with the balance due on closing. Lot premiums, upgrades and development charges
The published starting price is for a base lot and standard finishes. Corner, ravine, pie-shaped and walk-out lots carry premiums, structural options are chosen at signing, and finish upgrades are selected at a decor appointment several months before closing. No statutory cooling-off on freehold
Ontario's 10-day rescission period comes from the Condominium Act and applies to condominiums only. A freehold agreement of purchase and sale is binding once both parties sign, so lawyer review, financing confirmation and a read of the builder's schedules should happen before signing, not after. Condominium townhomes are the exception: they follow the condo rules, including the cooling-off period.
Tarion warranty and delayed-closing protection
Every new home built by a licensed builder in Ontario is enrolled with Tarion. Coverage includes deposit protection, compensation when closing is delayed beyond the critical dates set out in the agreement, and warranties of one year on workmanship and materials, two years on building systems and seven years on major structural defects. Closing costs and HST
A freehold home closes in a single step when the house is complete, with title, mortgage funds and possession all on the same day.
