Cloverdale Mall Condos is a condo development by QuadReal at 250 The East Mall in Etobicoke. Plans call for 5,536 suites. Sales have not launched yet, and registration is open for first access.
Cloverdale Mall Condos is QuadReal's redevelopment of Cloverdale Mall at 250 The East Mall in Etobicoke, by Dundas Street West and Highway 427. City Council approved the master plan on February 4, 2026: ten towers of 25 to 41 storeys and five mid-rise buildings of 6 to 12 storeys on nine blocks, about 5,536 homes built in four phases, with two new public parks, three new streets, retail, a childcare centre and community space.
No condo phase has been released, and the plan doesn't yet say which buildings will be condominiums or rentals. The first condo release on the Cloverdale lands, The Clove by Mattamy Homes and QuadReal on the triangle site at East Mall Crescent, was cancelled in 2025 after selling under 10% of its homes, and buyers' deposits are being refunded with interest. A plan of subdivision for the whole site must be approved before any building goes ahead; it is under review.
The mall comes down in phases: the northwest corner first, the southern sections in Phase 3 and the rest in Phase 4. Parts of the mall, including the grocery store, stay open during construction, and the grocer moves into a new building in Phase 2. Kipling Station (Line 2 and Kipling GO) is about 1.7 km east, and Metrolinx's planned Dundas bus rapid transit would run beside the site.
