About Sherway Gardens Condos
Updated November 2, 2026
Sherway Gardens Condos is a condo development by Cadillac Fairview and Diamond Corp at 25 The West Mall in Etobicoke. Plans call for 16,501 suites. Sales have not launched yet, and registration is open for first access.
Sherway Gardens Condos is the first phase of the redevelopment of the parking lots around CF Sherway Gardens at 25 The West Mall in Etobicoke, by Cadillac Fairview with co-developer Diamond Corp. Phase 1, resubmitted to the City in October 2025, is four towers of 14 to 41 storeys with 1,650 homes: 940 condominiums and 710 rentals. It starts with a 41-storey rental tower, followed by a 40-storey condo tower.
Phase 1 includes about 2,462 m² of indoor and 1,812 m² of outdoor amenity space, a new public park and a publicly accessible open space, and a three-level underground garage. Adamson Associates Architects is the architect. Over several phases the full plan adds 15 towers of 17 to 45 storeys and more than 6,200 homes, with retail and office space, four public parks and a daycare. Sherway Gardens itself stays.
The Official Plan policies for the site came into force in January 2025, after City Council accepted Cadillac Fairview's settlement and the Ontario Land Tribunal approved it; the Phase 1 rezoning is under review. No condo sales launch or prices have been announced. TTC and MiWay buses use the Sherway bus terminal, a five-to-ten-minute walk away, and land is protected for a possible future western extension of Line 2.
See the Sherway Gardens redevelopment page for the full plan, the City's planning files and the timeline, and register with Royale Realty to hear first when the Phase 1 condos launch.
