Buying a pre-construction condo in Oshawa: what to know
How pre-construction deposits work
Instead of a single down payment, Oshawa condo builders collect the deposit in instalments: typically 5 percent on signing, then further 5 percent tranches at set dates, adding up to 15 to 20 percent within the first one to two years, with the balance due on final closing. The schedule is one of the first things to compare between projects, because a longer ladder is easier to fund and a shorter one usually comes with a lower price. Deposits are held in trust and covered by Tarion deposit protection up to the statutory limit. The 10-day cooling-off period
Every new condominium purchase agreement in Ontario comes with a 10-day rescission period under the Condominium Act. Buyers use it to have a lawyer review the disclosure statement and the builder's schedules, confirm mortgage pre-approval, and check for caps on closing adjustments. Walk away within the window and the deposit is returned in full; after it, the agreement is firm.
Interim occupancy and final closing
Condo buyers move in, or lease out, at interim occupancy, often months before the building is registered as a condominium corporation. During that period you pay an occupancy fee made up of interest on the unpaid balance, estimated property taxes and maintenance, rather than a mortgage.
