New & Pre-Construction Townhomes in Toronto & the GTA

Townhomes are the fastest-growing new-housing format in the Toronto region: more space than a condo, a private front door, and a price that lands between a suite and a detached house. Inside the City of Toronto most new towns are stacked or back-to-back condominium towns on infill sites; across the 905 the same money buys traditional freehold rows in master-planned communities near GO stations and new transit lines. Below are the townhome launches we hold Platinum VIP access to, with live counts by city and price band.

Buying a pre-construction home in the GTA: what to know

Townhome agreements differ depending on tenure. A condominium townhome follows the condo rules (staged deposit, 10-day cooling-off, interim occupancy, common-element fees); a freehold townhome follows the new-home rules, sometimes with a small parcel-of-tied-land fee for shared laneways. Check which one you are buying before comparing prices.

Deposits on a freehold home

Freehold townhome and detached builders in the GTA usually collect the deposit in a short ladder, often 10 to 20 percent across a handful of instalments in the first year, with the balance due on closing. Deposits are held in trust and protected through Tarion up to the statutory limit. Of the 364 projects we track in the GTA, 144 are selling now, with a median published starting price of $1,099,900.

Lot premiums, upgrades and development charges

The published starting price is for a base lot and standard finishes. Corner, ravine, pie-shaped and walk-out lots carry premiums, structural options are chosen at signing, and finish upgrades are selected at a decor appointment several months before closing. Development charges and educational levies are frequently passed through as closing adjustments, so a cap on those adjustments is one of the most valuable clauses to negotiate.

No statutory cooling-off on freehold

Ontario's 10-day rescission period comes from the Condominium Act and applies to condominiums only. A freehold agreement of purchase and sale is binding once both parties sign, so lawyer review, financing confirmation and a read of the builder's schedules should happen before signing, not after. Condominium townhomes are the exception: they follow the condo rules, including the cooling-off period.

Tarion warranty and delayed-closing protection

Every new home built by a licensed builder in Ontario is enrolled with Tarion. Coverage includes deposit protection, compensation when closing is delayed beyond the critical dates set out in the agreement, and warranties of one year on workmanship and materials, two years on building systems and seven years on major structural defects. Across the GTA the projects we track are currently scheduled to occupy in 2025 (51), 2026 (22), 2027 (13), 2028 (6), 2029 (1).

Closing costs and HST

A freehold home closes in a single step when the house is complete, with title, mortgage funds and possession all on the same day. Ontario land transfer tax applies province-wide, and purchases inside the City of Toronto also pay Toronto's municipal land transfer tax; first-time buyers can claim rebates on both. New construction attracts HST. End users assign the federal and Ontario new housing rebates to the builder, so the advertised price is usually net of them; investors pay the rebate portion at closing and recover it through the new residential rental property rebate after leasing the unit for a year. Budget separately for legal fees, utility connections and the adjustments for development charges and levies, and ask for those adjustments to be capped in the agreement.

Frequently asked questions

How many pre-construction projects are in the GTA right now?+

We currently track 364 live pre-construction projects in the GTA, 144 of them actively selling. The list updates as builders launch and sell out.

What do pre-construction condos in the GTA cost?+

Across 173 projects with published pricing, starting prices run from $399,990 to $4,600,000, with a median of $1,099,900. Register on any project page for the current price list.

What is the difference between stacked, back-to-back and traditional townhomes?+

Stacked towns place two or three units on top of each other with private entrances, usually as condominium tenure. Back-to-back towns share a rear wall, so there is no backyard but a lower price. Traditional towns are rows with front and rear access, most often freehold in the 905.

Are pre-construction townhomes freehold or condominium?+

Both exist. Urban towns inside Toronto are frequently condominium townhomes with a monthly common-element fee and the 10-day cooling-off period. Suburban towns are more often freehold, sometimes with a parcel-of-tied-land (POTL) fee that covers shared roads, visitor parking or snow removal.

How big are new townhomes in the GTA?+

Most new towns run from roughly 1,200 square feet for stacked units to 2,500 square feet for three-storey freehold rows, typically with two to four bedrooms and one or two parking spaces. Each project page lists the suite-size range where the builder has published it.
