About Markville Mall Condos

Updated October 11, 2026

Markville Mall Condos is a condo development by Cadillac Fairview at 5000 Hwy 7 in Markham. Plans call for 18,811 suites. Sales have not launched yet, and registration is open for first access.

Markville Mall Condos covers the planned redevelopment around CF Markville at 5000 Highway 7 East, at Highway 7 and McCowan Road in Markham. Cadillac Fairview's master plan for the 28.2-hectare site proposes about 4,340 homes in four phases, in buildings of 6 to 45 storeys, with about 11,200 m² of shops and community space and three new public parks. The mall itself stays.

Markham Council approved the Phase 1 rezoning in December 2025 (By-law 2025-124): 1,881 homes in five buildings of 30 to 39 storeys in the southeast corner of the lands, outside the shopping centre. The site-wide Official Plan amendment has not been decided, and the City is preparing a Markville Secondary Plan to guide the rest of the site. No condo sales launch or prices have been announced.

Centennial GO Station on the Stouffville line is immediately north of the site. See the Markville Mall redevelopment page for the plan, the Council decisions and the timeline, and register with Royale Realty to hear first when Phase 1 condos launch.
