What is planned at Centerpoint Mall

The approved concept for the 14.6-hectare Centerpoint Mall site has seven development blocks around a large central park, with new streets and towers up to 55 storeys at Yonge and Steeles, stepping down to the south and west. The original 2021 proposal called for 22 buildings and about 8,325 homes.

Is Centerpoint Mall closing?

The plan envisions demolishing the mall gradually over several years; until then it stays open and can still be altered or expanded. Demolition of the former Hudson's Bay store at the mall's east end began in June 2026 to make room for the subway extension.

Where approvals stand

The Ontario Land Tribunal approved a settlement between the owners and the City, adding a site-specific Official Plan policy in force from April 23, 2025. As of the March 2025 settlement no rezoning application had been filed, and one is needed before any building can proceed.

Centerpoint Mall redevelopment timeline

  1. December 9, 2021

    The owners applied to amend the Official Plan for 6212–6600 Yonge Street.

  2. February 2, 2023

    The owners appealed to the Ontario Land Tribunal because Council had not decided within 120 days.

  3. March 26, 2025

    City Council accepted the owners' settlement offer and directed City lawyers to support it at the Tribunal. Source

    The Ontario Land Tribunal allowed the appeal in part and approved the settlement policy for the site. Source

To propose an Official Plan Amendment to facilitate the redevelopment of the site with buildings ranging from 4-50 storeys in height, and having a proposed non-residential gross floor area of 29,514 square metres, and a residential gross floor area of 635,766 square metres at the CenterPoint Mall located at 6212 - 6600 Yonge Street. The mall would be demolished over several years. A network of new public and private streets and development blocks containing a mix of uses including residential, retail, office, a central public park, and privately-owned publically accessible spaces are also proposed. This application is partly intended to inform the City of Toronto's Yonge Street North Planning Study.

Update: the City's record still shows the appeal, but the Ontario Land Tribunal approved a settlement on April 23, 2025 (case OLT-23-000091).
