Oxford Properties and AIMCo plan a new neighbourhood on about 130 acres around Square One Shopping Centre: 37 towers with more than 18,000 homes, over half of them purpose-built rental, for about 35,000 residents over several decades. Phase 1, built with The Daniels Corporation, is the condo tower at 395 Square One Drive and the Dialogue rental tower.

Approvals come application by application. Phase 1 is built; Mississauga Council passed Official Plan Amendment 177 for Oxford's Rathburn District lands in December 2024; and a site plan application for a 47-storey, 518-unit tower on Block 5 was filed in April 2026.
