Capital Developments Launches Address for Rental Apartments

Published on October 27, 2026

Capital Developments has launched a new platform called Address, dedicated to the development of purpose-built rental apartments. This initiative, reported by RENX, aims to address the unique needs of the rental market.

Understanding Address's Unique Approach

According to Carlo Timpano, president of both Capital and Address, the formation of this platform stems from the belief that purpose-built rental requires a dedicated focus that differs from traditional condo development. Timpano stated, “We’re not taking the condo playbook and applying it to rental.” He emphasized that purpose-built rental has distinct economic, financing, and design considerations.

Address operates as a soup-to-nuts developer, meaning they manage the entire process from acquisition to asset management without self-performing construction. This model allows them to maintain clean governance and flexibility, which is appealing to investors. Timpano noted, “We will be financing projects on a project-by-project basis,” which aligns their partners’ interests with the success of the developments.

Future Developments and Market Focus

Address is actively seeking new land for apartment development, with plans for midrise buildings in various Toronto neighbourhoods, including the Beaches, York Mills, Annex, and High Park. Timpano highlighted the importance of a neighbourhood-first approach, stating, “For us, we think the neighbourhood is the amenity.” This perspective prioritizes the surrounding community as a key factor in rental housing success.

In addition to the new rental initiatives, Capital Developments continues to progress on several condo projects. Recently completed projects include the 65-storey, 700-unit 11 YV in Yorkville and the 31-storey, 379-unit Olive Residences. Both projects reflect the ongoing demand for high-quality developments in well-located areas.

Despite challenges in the market, Timpano remains optimistic about the future, asserting that the rental market is fundamentally under-supplied. He believes that Toronto retains strong economic drivers, including a robust financial sector and diverse educational institutions, which will support long-term growth.
