About Fairview Mall

Updated November 2, 2026

Fairview Mall Condos is a rental development by Cadillac Fairview and SHAPE at 1800 Sheppard Ave E in North York. Plans call for 5,851 homes. Sales have not launched yet, and registration is open for first access.

Fairview Mall at 1800 Sheppard Avenue East is set to become a new North York neighbourhood around the mall. Cadillac Fairview, with its partner SHAPE, has a City-approved master plan for 14 new buildings of 24 to 52 storeys with about 6,200 homes, about 9,500 m² of parkland and new streets, built in five phases on the parking lots and driveways around the mall. The mall itself stays.

The first building is a rental, not condos. City Council approved Phase 1A in April 2026: a 48-storey tower on an eight-storey podium on Sheppard Avenue, with 585 purpose-built rental homes, 18 of them affordable, street-level retail and a landscaped public space by the Don Mills subway entrance. Its site plan application is under review. Cadillac Fairview has not said which of the later buildings will be condominiums.

Don Mills Station, the eastern end of Line 4 Sheppard, and its bus terminal sit at the southwest corner of the site, with Highway 401 and the Don Valley Parkway close by.

See the Fairview Mall redevelopment page for the full plan, the City's planning files and the timeline. Register with Royale Realty to hear when a condo phase at Fairview is announced, or browse new condos for sale nearby.
