Buying a pre-construction condo in North York: what to know
How pre-construction deposits work
Instead of a single down payment, North York condo builders collect the deposit in instalments: typically 5 percent on signing, then further 5 percent tranches at set dates, adding up to 15 to 20 percent within the first one to two years, with the balance due on final closing. The schedule is one of the first things to compare between projects, because a longer ladder is easier to fund and a shorter one usually comes with a lower price. Deposits are held in trust and covered by Tarion deposit protection up to the statutory limit.
