What are pre-construction incentives?
Limited-time offers a builder attaches to a project to accelerate sales — free upgrades (finished basements, decor dollars), reduced or extended deposit structures, capped development charges and levies, free or discounted parking and lockers, waived assignment fees, or rental guarantees. They change with market conditions and typically improve when a builder wants to move remaining inventory.
Are incentives negotiable on top of what's advertised?
Sometimes. Advertised incentives are the builder's public floor — buyers working with a brokerage that has platinum or VIP access often receive first-release pricing and incentive packages before the public launch, and on slower-moving inventory there can be room beyond the advertised offer. Do incentives mean something is wrong with the project?
Not by themselves. Incentives are a normal sales tool across the industry, including on well-located projects by established builders. What matters is the whole picture — builder track record, deposit structure, occupancy timeline and price relative to the area. We help you weigh that before you commit.

Each project shows the date we last confirmed its incentives on the builder's own material. Incentives are set by builders, can change or end without notice, and may carry conditions — always confirm what is currently available before signing anything.
